Off-plan buyers are asked to commit to a home they cannot walk into. Most developer sites answer that with a PDF of floor plans and a contact form. I build development microsites where the building itself is the interface: you click a floor, see what is available, check the view at dusk and book a viewing without filling in ten fields.
Why developer websites lose buyers
A premium apartment is one of the largest purchases a person makes, yet the typical development site looks like a brochure that was scanned into a browser. A render carousel, a table of units, a downloadable PDF, a form that asks for a phone number before it gives anything back.
The buyer's real questions are simple and physical. How high is my floor? What do I see from the window? Is it still available? How far is the river, the school, the office? When the site cannot answer those in the first minute, the buyer either calls three developers at once or waits for the show flat, and the online campaign you paid for turns into a statistic instead of a meeting.
International buyers make this worse. Someone in Dubai looking at a project in Lisbon, or a family in Riyadh comparing London new-builds, cannot pop into the sales office. The website is the sales office.
What a cinematic site changes
A cinematic website treats the development the way a film treats a location: it establishes the city, moves closer, shows the light and the materials, and only then hands over the details. Underneath, it is a working sales tool.
- A scroll-driven camera flight - from the skyline to the facade to the crown of the building, with chapter titles, so the first ten seconds communicate the address and the standard.
- An interactive 3D building - floors highlight on hover; a click opens the units on that level with size, price and status pulled from your sales data.
- Time of day - a slider moves the sun, the sky, the windows and the street lights, because buyers of premium homes care about the evening view as much as the floor plan.
- An AI concierge (web application layer) - trained on your approved data only, it answers questions about unit types, price per square metre, schedule and amenities, qualifies the lead and books a viewing.
- A sales cockpit for your team - optionally, a private view of what visitors click: which floors draw attention, which units are looked at repeatedly, which leads to call first.

Three moments that sell a floor
- The floor click. The buyer taps level 14, the tower lights up that band, and six apartments appear with their status. Nobody has to open a spreadsheet or ask a salesperson whether anything is left. Scarcity is visible and honest.
- The dusk view. The buyer drags the time slider to 8 pm and watches the city lights come on around the building. This is the moment the purchase stops being an investment calculation and becomes a picture of an evening at home.
- The conversation at midnight. A buyer in another time zone asks the concierge about parking and the handover date at 11 pm your time. The answer comes from your data, a viewing is proposed, and your sales team finds a qualified lead in the inbox in the morning.

Questions developers ask
Can you build the 3D building before construction starts?
Yes. The usual starting point is the architect's model or CAD files, simplified for the browser. If there is no model yet, I can build a lighter massing model from drawings and renders, which is enough for a floor picker and a day-night view.
How does the apartment finder stay up to date?
Availability, prices and statuses live in one data file or a simple sheet your sales team already uses. Change a unit to reserved and the tower updates. No developer needed for daily changes.
Will a 3D site be slow on phones?
Not if the optimisation is done properly. The 3D scene renders only when it is on screen, uses lighter geometry on mobile and falls back to WebGL2 or a cinematic video on older devices. I test on physical phones before launch.
What does the AI concierge actually do?
It answers questions about unit types, prices per square metre, the schedule and amenities using only the data you approve, then collects contact details and a preferred time for a viewing. Conversations go to your sales team by email or into your CRM.
